Steps To Renting

 

1. Attend a Property Showing.

You must attend in-person to view the property prior to completing an application on a property. This can be arranged by clicking the request more information" button on any listing you are interested in.

2. The Application Process

You will be required to complete detailed application forms. You will need favorable landlord references for the past two-year period.
Your employment and salary will be verified with your present employer.
Self-employed applicants require a minimum of 2 years of Notice of Assessments.
We will perform a credit check to see how you handle your credit and responsibilities.
You will be required to supply along with the application a certified rental deposit equal to one month’s rent. If your application is accepted as a tenant, the deposit will be credited to your first month’s rent. If you are not approved the deposit will be fully returned.

Once both of the items listed below have been received the property will be held for you while we review your application.

3. What happens when you are approved as a Tenant?

You will be required to have the utilities transferred into your name, to be arranged prior to the possession date. You will be required to provide the account numbers of the utility accounts.
You will need to obtain tenant’s insurance. GIL Property Management & Sales Ltd. to be shown as “additional insurers” as their interest may appear as Property Manager with 30 days’ notice of cancellation or material change to the policy.

4. What happens on possession day?

You will meet at the property and complete a detailed inspection report of the property condition.
You will be required to supply a security deposit equal to one month’s rent in certified funds.
You will sign a formal lease if you have not already done so through Docu-sign.
You will provide your Auto-Debit form to complete.
You will supply the Agent with proof that the utilities have been transferred into your name, effective as of the possession date
You will supply the Agent with proof of insurance.
After all these things have been addressed, the Agent will supply you with a copy of the lease agreement, a copy of the property inspection report, and the keys to the property.
